McKinley Park Flatiron Building Gets OK for Full Rehabilitation
The long-underused, flatiron-style building at the northeast intersection of West 35th Street and South Archer Avenue is poised for a full overhaul of its street-facing storefronts and residences following issuance of its building permit to a waiting development team.
Cesar “Auggie” Pedroza, a real estate development and management professional attached to the project, said work should start next month.
Pedroza said the full rehabilitation will result in three storefront commercial spaces and 10 new, modern residential units above.
The building permit also notes relocation of the building’s interior stairs and the commercial units’ bathrooms, as well as removal of exterior fire escapes.
Local Business Interest
Pedroza said the team hopes to have construction completed before June 2023. Pricing has not been set for the units yet, he said.
Local business interest in the storefronts has included a McKinley Park neighborhood startup bakery stating its intent to occupy the corner storefront space.
